Seller Process

HGChristie's Pre-Listing Questions for Sellers

"My partner and I have worked extensively with Neil Aberle over the last 12 months. We have bought two properties brokered by him, bid on several more, and are currently listing a property with him for sale. We have found him to be excellent to work with responsive, knowledgeable, and reliable. With the last property, in particular, his knowledge of the market enabled us to increase our listing price by 20%, which will dramatically increase our returns on the transaction. I recommend him highly and without reservations."

It is our pleasure to be of assistance as you prepare to sell your property. We thought it would be useful to you if we mentioned a little about our process of learning more about your needs and desires as a seller of a property.

Our whole process is about you, your plans, and learning how we can best facilitate them. To help us to be better prepared after our discussions with you, we first ask that you think about a few things that we will be asking you.

Beside the usual contact information, HGChristie is very interested in knowing as much as possible about your property. One of our advantages is that we have one of our industry's best databases. On a completely confidential basis, we fully document the information that we discover about the property in order to take full advantage of our online, print, and network promotional resources and capabilities..

It is helpful for us to know your reasons for selling. This allows us to match your selling reasons with potential buyers who have similar reasons to purchase. Your timeline to selling is a part of this, and what your plan is if your property does not sell within your timeframe.

We will discuss several points of information about your property:
  • Description of Property: (used to organize all information and to make rich descriptions)
  • How long have you owned the property?
  • What sold you on the property?
  • What price range is your home?
  • Any updates/renovations/remodelling since purchase?
  • Any mortgages/liens on the property?
  • Are your property taxes up-to-date on the property?
  • What are current utility and insurance costs?

Next, we would like to know if we are a good choice for you, insofar as being suited to be chosen as your managing broker - the traits, characteristics and service record that you wish to have, and for our marketing purposes, how you came to call on us.

At the end of this straightforward conversation, we will then explain to you our next steps, and ask if we may proceed to prepare you a pre-listing package.

Please contact us to take the next step toward a successful sale of your property.
