<div>Vacation Home Interest Is on the Rise<br />
The market for second homes is improving, but prices are still as much as 40 percent off the peak, <a class="zem_slink" title="Barron's Magazine" rel="wikipedia" href="http://en.wikipedia.org/wiki/Barron%27s_Magazine">Barron’s magazine</a> observes.</p>
<p>Potential buyers include not only families but also investors, says Jan Reuter, who heads residential <a class="zem_slink" title="Real estate" rel="wikipedia" href="http://en.wikipedia.org/wiki/Real_estate">real estate</a> at <a class="zem_slink" title="United States" rel="geolocation" href="http://maps.google.com/maps?ll=38.8833333333,-77.0166666667&amp;spn=10.0,10.0&amp;q=38.8833333333,-77.0166666667 (United%20States)&amp;t=h">U.S.</a> Trust Bank of America <a class="zem_slink" title="Private Wealth Management" rel="wikipedia" href="http://en.wikipedia.org/wiki/Private_Wealth_Management">Private Wealth Management</a>.</p>
<p>To entice its readers, Barron’s identified 10 locales with beautiful views, challenging <a class="zem_slink" title="Golf" rel="wikipedia" href="http://en.wikipedia.org/wiki/Golf">golf</a>, good fishing, fine restaurants and lots of good shopping.</p>
<p>Barron’s editors did warn its readers not to count on a quick flip. “Serious appreciation will require a better economy and, quite possibly, another big rally in stocks,” the magazine said.</p>

<p style="14.25pt;"><span style="minor-latin;">After just a few short hours, commuters sporting gleeful expressions headed off to play at the new Sandals Emerald Bay resort ready to soak up the gorgeous Exuma seaside.  </span></p>
<p style="14.25pt;"><span style="minor-latin;">The island of Exuma is welcoming and grateful for these direct flights and views this as just the beginning of an even greater increase to international arrivals to Exuma. <a class="zem_slink" title="Executive director" rel="wikipedia" href="http://en.wikipedia.org/wiki/Executive_director">Executives</a> with Air Canada have said that they are &#8216;booked to capacity for the rest of the month for their flights into Exuma&#8217;. </span></p>
<p style="14.25pt;"><span style="minor-latin;">&#8220;We are so proud to be here,&#8221; said Sandal&#8217;s <a class="zem_slink" title="Chief executive officer" rel="wikipedia" href="http://en.wikipedia.org/wiki/Chief_executive_officer">Chief Executive Officer</a>Adam Stewart. &#8220;We are here today and are committed to the people of Exuma. </span></p>
<p style="14.25pt;"><span style="minor-latin;">The executive was present yesterday for the day&#8217;s festivities, along with a host of other island officials.<br />
Raymond Francis, executive director of the Out Islands Promotions Board, noted that the inaugural flight came at a time when most big airlines were considering cutting routes to boost cost efficiency &#8211; that&#8217;s proof, he said, for what&#8217;s in store for Exuma in the near future. </span></p>
<p style="14.25pt;"><span style="minor-latin;">&#8220;It goes to show that Air Canada and Sandals are confident in Exuma&#8217;s <a class="zem_slink" title="Tourism" rel="wikipedia" href="http://en.wikipedia.org/wiki/Tourism">tourism</a> growth,&#8221; he said. &#8220;We are confident this <a class="zem_slink" title="Film director" rel="wikipedia" href="http://en.wikipedia.org/wiki/Film_director">direct</a> service will boost tourism demand [and] we hope this will entice . . . and provide much needed direct service from <a class="zem_slink" title="Toronto" rel="geolocation" href="http://maps.google.com/maps?ll=43.7165888889,-79.3406861111&amp;spn=0.1,0.1&amp;q=43.7165888889,-79.3406861111 (Toronto)&amp;t=h">Toronto</a>.&#8221; </span></p>

<p><span style="x-small;">Potential home buyers who delay have a lot to lose. </span></p>
<p><span style="x-small;">First-time home buyer and move-up <a class="zem_slink" title="Tax credit" rel="wikipedia" href="http://en.wikipedia.org/wiki/Tax_credit">tax credits</a> worth $8,000 and $6,500, respectively, expire April 30. Buyers who qualify get a dollar-for-dollar reduction in <a class="zem_slink" title="Tax" rel="wikipedia" href="http://en.wikipedia.org/wiki/Tax">taxes</a> or a cash <a class="zem_slink" title="Payment" rel="wikipedia" href="http://en.wikipedia.org/wiki/Payment">payment</a> if they don’t pay enough taxes to cover the <a class="zem_slink" title="Credit (finance)" rel="wikipedia" href="http://en.wikipedia.org/wiki/Credit_%28finance%29">credit</a>.</span></p>
<p><span style="x-small;">Other factors that should spur buyers:</span></p>
<p><strong><span style="x-small;">Low <a class="zem_slink" title="Mortgage" rel="wikipedia" href="http://en.wikipedia.org/wiki/Mortgage">mortgage rates</a>. </span></strong><span style="x-small;">If the <a class="zem_slink" title="Federal Reserve System" rel="homepage" href="http://www.federalreserve.gov/">Federal Reserve</a> stops buying <a class="zem_slink" title="Mortgage-backed security" rel="wikipedia" href="http://en.wikipedia.org/wiki/Mortgage-backed_security">mortgage-backed securities</a> at the end of March, 30-year rates will almost certainly rise to more than 6 percent.</span></p>
<p><strong><span style="x-small;">Rising prices.</span></strong><span style="x-small;"> About 30 percent of <a class="zem_slink" title="Market" rel="wikipedia" href="http://en.wikipedia.org/wiki/Market">markets</a> are already experiencing price increases. Prices are falling in 12 percent of markets, says <a class="zem_slink" title="Fiserv" rel="homepage" href="http://www.fiserv.com/default.htm">Fiserv</a> (but that only helps if you want to live there).</span></p>

<p><span style="x-small;">The <a class="zem_slink" title="Mortgage Bankers Association" rel="homepage" href="http://www.mortgagebankers.org/">Mortgage Bankers Association</a> is seeing signs that the <a class="zem_slink" title="Foreclosure" rel="wikipedia" href="http://en.wikipedia.org/wiki/Foreclosure">foreclosure</a> crisis is ending. </span></p>
<p><span style="x-small;">“The continued and sizable drop in the 30-day <a class="zem_slink" title="Delinquent" rel="wikipedia" href="http://en.wikipedia.org/wiki/Delinquent">delinquency</a> rate is a <a class="zem_slink" title="Concrete" rel="wikipedia" href="http://en.wikipedia.org/wiki/Concrete">concrete</a> sign that the end may be in sight,” says Jay Brinkmann, MBA’s chief <a class="zem_slink" title="Economist" rel="wikipedia" href="http://en.wikipedia.org/wiki/Economist">economist</a>, in a published statement.</span></p>
<p><span style="x-small;">Brinkmann said that normally there is a large spike in short-term <a class="zem_slink" title="Mortgage" rel="wikipedia" href="http://en.wikipedia.org/wiki/Mortgage">mortgage</a> delinquencies at the end of the year because of high heating bills and holiday expenditures. This year, there was not only no spike, but the 30-day delinquency rate actually fell from 3.79 percent to 3.63 percent. </span></p>
<p><span style="x-small;">Thirty-day delinquencies have historically been a leading indicator of serious delinquencies and foreclosures, Brinkmann said.</span></p>
<p><span style="x-small;">“[This] gives us growing confidence that the size of the problem now is about as bad as it will get,” he said.</span></p>

<p class="MsoNoSpacing" style="0in 0in 0pt;"><span style="small;"><span style="Calibri;">Apparently, according to an article from <a class="zem_slink" title="Fast Company (magazine)" rel="homepage" href="http://www.fastcompany.com/">Fast Company</a> on addictive sounds, Buyology<span style="Arial;"> Inc. and Elias Arts, a sound identity company in <a class="zem_slink" title="New York City" rel="geolocation" href="http://maps.google.com/maps?ll=40.7166666667,-74.0&amp;spn=0.1,0.1&amp;q=40.7166666667,-74.0 (New%20York%20City)&amp;t=h">New York</a>, used volunteers and the latest neuroscience-based <a class="zem_slink" title="Research" rel="wikipedia" href="http://en.wikipedia.org/wiki/Research">research methods</a> to confirm that sound has remarkable power. This of course is not surprising. The surprise was just how many commercial brands have made their way into the world’s 10 most powerful and addictive sounds.<span style="yes;">   </span>These sounds that penetrate our subconscious daily beat out some of the most familiar and comforting sounds of nature, including the sound of waves &#8211; one of my personal favorites.</span></span></span></p>

<p class="MsoNormal" style="0in 0in 10pt;"><span style="small;">As someone whose business is reliant on <a class="zem_slink" title="Marketing" rel="wikipedia" href="http://en.wikipedia.org/wiki/Marketing">marketing</a>, I begin to question the wisdom of rebranding at this stage of Shaun’s career.<span style="yes;">  </span>In a <a class="zem_slink" title="Prince (musician)" rel="imdb" href="http://www.imdb.com/name/nm0002239/">Prince</a> like maneuver (remember his attempt to become that symbol thingy) </span><a href="http://www.faqs.org/faqs/music/prince-faq/general-faq/"><span style="small;">http://www.faqs.org/faqs/music/prince-faq/general-faq/</span></a><span style="small;">, Shaun is attempting to rebrand from the ‘Flying Tomato’ to notoriety as ‘The Animal’.<span style="yes;">  </span>Beyond questioning the wisdom of this, I can’t get the image of ‘Animal’ the spunky Muppet out of my head. Then I find out that this is the inspiration.<span style="yes;">  </span>I guess I get it now. </span><a href="http://www.gather.com/viewArticle.action?articleId=281474978057399&amp;grpId=3659174697259360"><span style="small;">http://www.gather.com/viewArticle.action?articleId=281474978057399&amp;grpId=3659174697259360</span></a><span style="small;"> </span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="small;">I press beyond that because truth is Shaun has proven himself a demigod entitled to change his name as he wishes.<span style="yes;">  </span>I go back to relishing the moment of the realization of a life’s dream.</span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="small;">Shaun’s affable personality is evident from the tender age of 14 as he explains to an interviewer that he was no longer in school because they did not view snowboarding as a valid sport.<span style="yes;">  </span>Consequently, they felt he was spending too much time out of school and he was asked to leave.<span style="yes;">  </span>This week Shaun’s pursuit of his dream was validated by the world. </span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="small;">As ‘The <a class="zem_slink" title="Caribbean" rel="geolocation" href="http://maps.google.com/maps?ll=14.5255555556,-75.8183333333&amp;spn=0.1,0.1&amp;q=14.5255555556,-75.8183333333 (Caribbean)&amp;t=h">Caribbean</a>’s Private Island Specialist’, I have met hundreds of folks with a dream.<span style="yes;">  </span>The scenarios are as varied as the individuals, but at the heart of the matter is always ‘The dream’, our personal propulsion. <span style="yes;"> </span>This leads me to think for a moment on our (HG Christie) portfolio of private islands providing access to dreams.<span style="yes;">  </span>Ranging from 265K to multiple millions these dreams are within reach for many. Today balance has been restored and the declaration of ‘The Year of the Tiger’ is apropos.  This morning the <a class="zem_slink" title="Olympic Games" rel="wikipedia" href="http://en.wikipedia.org/wiki/Olympic_Games">Olympics</a>, which by the way have been phenomenal, takes a media backseat to <a class="zem_slink" title="Tiger Woods" rel="imdb" href="http://www.imdb.com/name/nm0971329/">Tiger Woods</a> breaking his silence and releasing a statement.</span></span></p>

Could this be a commentary on the <a class="zem_slink" title="World economy" rel="wikipedia" href="http://en.wikipedia.org/wiki/World_economy">global economy</a>?  “Don’t look like a fool, but be bold.”</span></span></p>

<p class="MsoNormal" style="0in 0in 0pt;"><span style="small;"><span style="Calibri;">Perhaps the gleaned wisdom for <a class="zem_slink" title="Real estate" rel="wikipedia" href="http://en.wikipedia.org/wiki/Real_estate">real estate</a> in 2010 is: “ Employ ‘The <a class="zem_slink" title="Eye of the Tiger" rel="wikipedia" href="http://en.wikipedia.org/wiki/Eye_of_the_Tiger">Eye</a> of the Tiger’, but  don’t get caught with your pants down”?</span></span></p>

		<title>Johnny Depp Graces The Bahamas International Film Festival</title>

			<content:encoded><![CDATA[<p>Last night I attended the Career achievement  award for Johnny Depp held at the Balmoral Club in a wonderful serene setting on the  event lawn at the new Development.   It was indeed a magical night with a frank and open interview with Johnny under the stars surrounded by lush tall palms and Bahamian Foliage.  Before the award and interview began Sir Sean Connery commented on the setting was &#8220;Much more Bahamian&#8221;  than in previous years where the event was held at Atlantis.  To this comment the large crowd gave there heartfelt applause.</p>
<p>Johnny&#8217;s interview was a pleasure to witness and conveyed the actors character perfectly.  Johnny is essentially a laid back musician/artist who stumbled into acting  &#8220;&#8221;by accident&#8221;  when he needed a way to make money in LA to support his musical Career with a band called &#8221; The Kids&#8221;.  It was at this time that his friend Nicholas Cage suggested that he talk to his agent as he might be able to get him some acting roles.  He stressed that he was a basically a very lucky man to be in the  position that he is in today and thanked everyone for supporting  him.  He stated that he was uncomfortable with the word &#8220;fan&#8221; and reflected that he considered the film going public to be his employer.  &#8220;You are my boss!&#8221;  as he gestured to the mesmerized audience.</p>
<p>A continuous theme that ran through the interview was Johnny&#8217;s Love for The Bahamas and it&#8217;s intrinsic beauty.  He stated that the first time he was in the Exuma Cays, where he now has a beautiful private island, he could not believe the colours he saw in the water there actually could exist in this world today and still be so &#8220;untouched&#8221;.  He stated that since he has been working in The Bahamas on &#8220;Pirates&#8221; both in Grand Bahama and the Exuma Cays he has had the chance to truly &#8220;Trudge  the Tundra&#8221;  of The Bahamas and found that  he really loves it and has chosen to raise his children here and make The Bahamas, as much as possible,   a home base for his family.</p>
<p>It is clear that Mr. Depp is now a true &#8220;man of the world&#8221;  and has come a long way from his simple American life where he was born in Kentucky and raised in Florida.   His accent is now more European than American although it is impossible to place one distinct dialect.</p>
<p>It was indeed an  honor  to be a part of  such an intimate interview with Johnny and to get a glimpse of his life story  while knowing that we are helping to offer  the both the Life style of Living at the  Balmoral Club  as well as private islands in The Exuma Cays and around the Bahamas for our clients. (Peter) Christie, J.P.,  President of HG Christie Ltd., was born on December 17, 1929 and celebrates his 80<sup>th</sup> birthday this month. Known for his brilliance and generous kind nature, Mr. Christie is an amazing gentleman to be in the presence of.  </span></p>
<p class="MsoPlainText"><span style="'Calibri','sans-serif';">As a boy Peter Christie attended Queen&#8217;s College in Nassau before travelling to England to study Law at Middle Temple, London. In 1951 Peter was called to the Bar of the United Kingdom and The Bahamas and returned to New Providence to open a law firm, William McP. Christie &amp; Co. In addition to representing numerous private clients, Peter acted as H. G. Christie Ltd.&#8217;s principal real estate attorney, assisting his uncles &#8212; the founder of the company, Sir Harold George Christie, K.T., C.B.E., and his brother, the Honourable Frank Holmes Christie, C.B.E. &#8212; in the purchase of all of the firm&#8217;s major properties. </span></p>
<p class="MsoPlainText"> <span style="'Calibri','sans-serif';">An avid sailor, Peter has been a member of the Royal Nassau Sailing Club since 1951, and has served as its Commodore. He is the only person to have taken part in the Club&#8217;s Inaugural Snipe Fleet competition as well as its 50th Anniversary race in 2004. He also enjoys tennis and skiing, and is a Past President of the Rotary Club of Nassau, which he joined shortly after it was founded in 1963. He is married to fellow Attorney Rosemary Christie and has three children, two of whom &#8212; John and Cara &#8212; work with him at H.G. Christie Ltd.</span></p>
