I am glad you find the information useful. Unfortunately, our MLS in the Bahamas was only started in 2008.  Prior to that it was practically impossible to get any real data on the real estate market in the Bahamas.  So I really don&#039;t have any real information to provide for pre-bubble years.  I do have anecdotal data from the sales records of HG Christie that show a drop from pre bubble to post bubble in the region of 25% to 30% as a rough average.

As far as sales that occur outside of the MLS, it is a fairly safe bet that at least 40% of sales that happen are not reported to the MLS.  Largely due to its infancy and many real estate brokerages are not participating as yet. Plus all the FSBO and developer sales on top of that.
